Real Estate has always been an interest of mine, even with the fiasco of what occured during 2008. Anyone that knew the market should have been expecting it.

Once again, I will state that I am no financial Guru and that I am researching options for myself and then sharing my discoveries to you. Always consult an Independent Financial Advisor when investing is a possibility for you. For one thing, laws change often and so do circumstances

Today, we are taking a deeper look into the 1031 exchanges. There are many details to a 1031 and you want to be aware of them. Of course, as with any investment, the risks should should be considered and there is no exception to a 1031 Exchange.


Let’s take a look at some of these risks


Some Factors To Consider


    1. Real Estate values are tied to strongly with the local economy and what is happening. When downturns occur, property values follows. Whereas,an upturn in the economy may mean rising rental rates are going to occur. “The uncertainty behind the future state of the economy is what drives market risk, and there is no guarantee that a property will be more valuable in the future than it is now.”  
    2. Taking on any kind of debt is a risk just by itself, but is usually necessary especially when it comes a good quality property. The main problem with financing is the possibility of putting a strain on cash flow. “To avoid the risk of default pay attention to your debt ratio
    3. Revenue from investment property is driven by the obligation and ability of the tenants to make payments on rent.” Again, the inability for a tenant to pay rent would affect your cash flow
    4. The Type Of Property Counts. With your strategy, always consider the type of business that may want to rent. Some are more stable than others
